Our general conditions cover the booking process, cancellations, changes, and data protection.
In the event of a customer cancellation, the following penalties apply:
- Cancellation more than 7 days before check-in: the initial deposit will be refunded.
- Cancellation 7 days or less before check-in: the initial deposit is non-refundable.
- No refunds will be made if the customer voluntarily withdraws from the services before completing their stay.
In unforeseen circumstances beyond our control that prevent the use of the accommodation, BmyGuest will offer the customer an alternative property with equal or superior features, without any reimbursement by either party.
In accordance with Organic Law 15/1999, of 13 December, on Personal Data Protection (“LPD”), we inform you that your personal data will be stored in our files during the booking process to provide our services. You may exercise your rights of access, rectification, cancellation, and opposition to your personal data at any time, with BmyGuest being the entity responsible for handling this data.
Each apartment has specific conditions, which can be consulted on its page. By accepting our terms and conditions, you also accept the specific conditions of the apartment you are booking.
Once completed, you will receive a confirmation email with all the details.
- All bookings require 50% of the total amount to be paid at the time of booking, with the remaining amount charged at check-in.
- The initial payment is calculated based on the total number of nights for the chosen apartment.
- We accept payments by bank card or bank transfer. If you choose bank transfer, you will receive an email with the necessary details, and it must be completed within 48 hours, with proof of payment sent to confirm the booking. After confirmation of payment receipt, we will send a booking confirmation email. Otherwise, the booking will be cancelled.
- Our prices are subject to daily changes, and all bookings, even confirmed ones, are subject to final validation by our team.
- On the day of arrival, check-in will only be completed after the remaining payment is made. If you wish to pay in cash, the maximum daily withdrawal from ATMs in Portugal is €400.
Yes, booking changes are possible. The price will be adjusted according to the requested changes, such as date changes, which may result in different rates depending on the season, or changes in the number of guests. The new amount may also vary depending on the reserved property. Subject to calendar availability.
- Check-in: From 4:00 p.m. There is an additional charge of €30 for check-ins after 10:00 p.m.
- Check-out: By 11:00 a.m.
Where should I collect the keys to the accommodation?
What documents are required for check-in?
You must bring the ID of the booking holder and all accompanying guests, including children. Without this documentation, check-in cannot be completed.
Do I need to bring the card used for the booking?
Yes, you must present the card used to pay for the booking during check-in for security verification purposes.
What additional fees do I need to pay at check-in?
At check-in, you will be asked to pay the tourist tax and the security deposit. The deposit will be refunded at the end of your stay, according to our terms of service.
How does the security deposit work?
The deposit must be paid at check-in and will be released after checking the condition of the accommodation. The property must be returned in the same condition as it was delivered, without damage or alterations. If damaged objects or furniture are identified, such as broken, torn or stained items, the amount corresponding to repairs or replacements will be deducted from the deposit. We advise that any fault or damage be reported immediately during your stay, so that we can resolve it appropriately. For payments made by credit card, the amount will be refunded within 3 business days after check-out if the stay is less than 7 nights. If the stay is longer than 7 nights, the bank will be responsible for releasing the deposit, which may take a few more days. The corresponding amount will appear in your banking application as a 'purchase', however, we would like to point out that this amount has not been debited, only temporarily retained by the bank. When the deposit is paid by debit card, our deadline for returns, in this case, is 7 working days.
- Lisbon: The keys must be collected from our office. After booking confirmation, you will receive an email with the office address and available hours for key collection, along with a link to fill in your details.
- Porto and Algarve: Keys are delivered directly at the accommodation, according to the agreed check-in time.

- Guests must leave the apartment in the same condition they found it. Otherwise, an additional cleaning fee of €64 will be charged for stays of less than 3 nights. The fee may vary depending on the accommodation.
- Smoking is strictly prohibited inside the properties. If traces of smoking are detected, BmyGuest reserves the right to charge an additional €150 for cleaning and purifying the property.
We are not responsible for theft or robbery occurring in the apartments. We advise that, especially on ground floors, windows should not be left open. If any incident occurs, please contact your guest relations to determine the best way to reach local authorities, or contact the police directly.
